A reservoir that looks perfect in June can be a mudflat in December. Here is how to check.
The single largest surprise in lake real estate is water level. Natural lakes tend to be stable. Reservoirs are operated, and operation means the level moves on purpose.
Flood control reservoirs draw down in autumn to create storage capacity for winter and spring rain. Hydropower reservoirs fluctuate with generation demand. Irrigation reservoirs empty through the growing season. Water supply reservoirs move with drought.
The magnitude varies enormously. Some lakes move three feet. Some move forty-five. On a lake with a large drawdown, docks sit on dry ground for months, boat ramps close, and the shoreline in front of a house becomes a slope of exposed rock.
Every USGS-gauged lake publishes daily values going back years. Pull the gauge history and look at the annual pattern, not the current reading. What you want to see is the seasonal low, and how consistent it is across multiple years.
Then ask the operating authority for the published rule curve, which is the target elevation by calendar date. That document tells you what the operator intends to do, which matters more than any single year of data.
