Comparing lakes across our dataset, water clarity tracks with price per shoreline foot more consistently than surface area, depth, or proximity to a metropolitan area.
Oligotrophic lakes — low nutrient, high clarity, typically deeper and colder — carry materially higher price per shoreline foot than eutrophic lakes of similar size and access. The gap widens at the top of the clarity range.
Clarity is a proxy for several things buyers care about that are harder to observe directly. High clarity generally indicates low nutrient loading, which correlates with fewer algae events, better swimming through late summer, more stable fisheries, and less shoreline weed growth requiring management.
It also correlates with watershed development pressure. A lake that has stayed clear typically has protections, limited development density, or a naturally low-nutrient inflow — all of which support long-run value.
Clarity is seasonal and it can change. A lake with a clear historical record can degrade with development, agricultural runoff, or an invasive species introduction. Look at the trend in the water quality record, not a single reading.
Treat clarity as one input among several. A high-clarity lake with a forty-foot drawdown and a hostile dock permitting regime is not automatically a better buy than a productive, stable, permissive one. Score the whole picture.
